A homeowner in the Bemiss area of north Spokane, a few blocks south of Wellesley, needed a gas water heater replaced. The call came in as a flush or a replacement, which is a fair way to put it when a tank is old enough that nobody is sure whether maintenance will buy anything.
The Call
Our technician looked at the existing unit and walked the homeowner through where it actually stood. A flush helps a tank that has life left in it. It does nothing for one that is near the end.
What We Found
Replacement was the honest recommendation, so we quoted four options rather than one. Good, better, best and ultimate, all 50 gallon gas units, differing in warranty length and efficiency. The homeowner picked the one that suited how long they plan to stay in the house.
We would rather show a homeowner the range and let them choose than hand over a single number and call it the price. A water heater is a ten to fifteen year decision, and what makes sense for someone staying two years is not what makes sense for someone staying twenty.
The Replacement
We removed the old tank and installed a new Bradford White 50 gallon natural gas water heater rated at 40,000 BTU, with a thermal expansion tank mounted above it, a new flexible vent connector and new water connections. The unit was strapped for seismic code, which is required here and frequently missing on older installations.
The work was permitted through the City of Spokane.

Serving Bemiss, Hillyard and North Spokane
We work across north Spokane, through Bemiss, Hillyard and the blocks along Wellesley and Market. A lot of the housing stock up here predates the current code requirements, so we regularly find water heaters with no expansion tank, no seismic strapping, or venting that was never quite right. Our water heater team will tell you what you have and what it would take to bring it up to standard. We also install tankless water heaters, and we offer financing on full replacements. Our Raptor Titanium membership also covers an annual water heater flush and inspection, priority scheduling and a five year warranty on plumbing installations.
