A Spokane homeowner just north of the river, in the blocks between downtown and Kendall Yards, needed a water heater replaced. Not a standard 50 gallon tank either. This house runs on an 80 gallon electric unit, which is what larger households end up with when a smaller tank cannot keep up.
The Call
The existing water heater was at the end of its life and the homeowner wanted it replaced rather than patched. With an 80 gallon electric tank that is usually the right decision, because the cost of a repair on a unit that size stops making sense once the tank itself is aging.
What We Found
An 80 gallon tank is a different job from a 50. It is taller, considerably heavier, and it needs the electrical capacity to match. In an older home north of downtown, that means checking what is actually feeding the unit before anything gets ordered, not after it is sitting in the basement.
We scoped it on the first visit, quoted it, and came back to do the work.
The Replacement
We removed the old tank and installed a new 80 gallon electric water heater with new connections and a new shutoff valve. The job took the better part of two days between the assessment and the install, which is normal for a tank this size in a home that was not built around it.
The work was permitted through the City of Spokane.

Serving Downtown Spokane and the Neighborhoods North of the River
We work throughout central Spokane, from downtown and the Arena across the river through Kendall Yards and the blocks north of Boone. Homes in 99201 range from century-old houses to recent infill, and the water heaters in them vary just as much. If yours is undersized, aging, or you are not sure what capacity you have, our water heater team can size a replacement properly instead of defaulting to whatever was there before. We also install tankless water heaters, which are worth a look when demand is high and space is tight, and we offer financing on full replacements.
